At a glance

- List the work you want to retain before comparing service names.
- Give each recurring task and urgent exception a clear owner.
- Confirm inclusions, fees and approval arrangements in the contract.

## Begin with your own role

Some owners enjoy writing guest messages and keeping an eye on the calendar. Others want a broader handover because their time, location or other commitments make day-to-day hosting difficult. Neither preference tells you the right service until you look at the actual work involved.

Write two lists: the tasks you want to keep and those you want help with. Include work that happens away from the booking platform, such as managing spare linen, arranging access for a repair and responding when a turnover reveals a problem.

## Turn those lists into named responsibilities

Co-hosting divides responsibilities between the owner and the support team. Full management usually brings more of the operating work into one agreed service. The practical difference is the written scope, rather than the label on the proposal.

For each task, identify who acts, what information they need and when the other person should be involved. Avoid an arrangement where both parties assume the other is handling a late arrival or a calendar change.

- Calendar changes, owner stays and booking settings.
- Guest enquiries, arrival instructions and in-stay questions.
- Cleaning, linen, stock and the final handover.
- Maintenance reporting, access and spending approvals.

## Ask about an ordinary problem, not just an ideal stay

Use a realistic example when comparing options. A guest reports an appliance fault before the next arrival: who reads the message, assesses the next step, contacts a contractor and approves the cost? Ask how the answer changes if you are unavailable.

Agree how outstanding issues are recorded and passed on. A message saying the cleaning is finished is different from confirmation that a reported maintenance problem has been resolved. Good handover information helps everyone understand what still needs attention.

## Read the contract alongside the proposal

Sparkling Stays provides the commercial arrangements in a contract. Review the service inclusions, costs, owner responsibilities and the process for changing or ending the arrangement before agreeing to a handover. Request clarification if the proposal and contract appear to describe different responsibilities.

Compare management or co-hosting fees with the other operating costs. Cleaning, laundry, supplies, maintenance and additional work may be handled differently between proposals. A smaller headline percentage is not a complete comparison of the work being provided.

## Bring a useful brief to the first conversation

Share the property address, existing listing if you have one, owner-use dates and the tasks on your handover list. For an apartment, include building entry and shared-access arrangements. For a home with outdoor areas, explain what is offered to guests.

Sparkling Stays supports owners across Western Australia, with a focus on Perth’s riverside areas and properties in Kalgoorlie. Discuss the arrangements for your address so the service reflects how you want to use and manage the property.
