At a glance

- A location shortlist is not an investment ranking.
- Use current property-level evidence and total operating costs.
- Check property-specific requirements before making commitments.

## Start with the property, not a top-ten claim

A suburb name cannot tell you what one property will earn. Layout, access, condition, operating costs and the owner’s intended use all affect whether a short-stay arrangement is practical.

Use a shortlist to organise the questions you need to answer. The same neighbourhood can contain properties with very different costs and practical constraints; compare the details before drawing conclusions.

## Fremantle: assess the stay you can actually offer

Fremantle gives you a visitor context to investigate: heritage streets, food and the waterfront. Ask what a guest can reach from the specific address and how that differs for a central apartment, a cottage or a property further from the centre.

Do not convert nearby attractions directly into occupancy assumptions. Compare genuinely similar properties and account for your own availability, access arrangements and presentation.

## Inner-city and coastal locations ask different questions

For Perth CBD, East Perth or Burswood, investigate the building’s arrangements, access and the type of stay the property supports. For coastal locations such as Scarborough, consider transport, the property’s actual relationship to the beach and seasonal operating needs.

For residential areas, examine the practical reason a guest would choose that exact address. A general description of a suburb is a starting hypothesis to test, not evidence of booking demand.

## Build a comparable set and a full cost picture

Record the source, collection date and limitations of any market data. Advertised nightly rates do not establish booked revenue, and a calendar that looks unavailable does not prove paid occupancy.

List management, cleaning, linen, utilities, maintenance, insurance and other applicable costs. Model different levels of availability and demand rather than relying on one optimistic scenario. Ask suitable advisers to assess financial and property-specific implications.

## Check feasibility before committing

Confirm current property-specific permissions, building rules and insurance requirements through the relevant official sources and advisers. They can vary by location and arrangement.

If you already own a property, a management quote can help clarify the work and likely operating costs. It should be read as a service proposal with stated assumptions, rather than a guaranteed income forecast.
